Coquina Beach Front Villas - Both

The location of this house is perfect. Close proximity to restaurants and some shopping as well as grocery store in Largo. This is an older Florida style home so be aware. This property worked well for our family as we had adult children couples that used the villas and the rest of us in the main house. The outdoor space is amazing. You just walk out to the beach. Had a few issues that were reported to management already. Does need more bathroom towels for the number of people, more kitchen knives and utensils. Lots of beach towels, chairs, etc. available which was great. The home looked just like the photos online. Again, if you keep in mind this is an older Florida home, you will love it.

What a lovely place to call home for a few days! Homey, relaxed and beautiful! The owners have created a wonderful place for a respite!

This house was gorgeous and perfect for our family vacation. We loved how it was right on the beach and in a central location. Would definitely recommend this house to anyone in the future. The only complaint I had was with the communication with the property manager. It would take them sometimes over a week to respond to a message and sometimes they wouldn’t respond at all and I would have to message again. But the property itself was wonderful!

My husband and I just got married here in the beginning of October. This house is absolutely beautiful and the location couldn’t be any better! The inside of the house was very clean. When we arrived around 4:20 (check in at 4), the cleaning staff was leaving. She told us the towels were still in the dryer. We didn’t mind. However, later when we went to get towels out of the dryer to get showers, there were so many towels jammed into the dryer that they were all still damp. Still not that big of a deal, we just took some out and ran a couple cycles through and delayed our showers a bit. Although the inside was clean, on the outside It looked like maybe someone had a birthday party there before we arrived. There were a couple paper plates, plastic bags and a party noise maker scattered through the side yards around the house. There was tons of beach equipment and an over turned outdoor end table thrown haphazardly on the dunes in front of the house. There were rolled up socks and an over turned bucket of sand and sea shells on the back porch. None of the outdoor lights attached to the porch had bulbs in them except for one. The downstairs couch was broken in the middle and was being held up by a cinder block wrapped in a white garbage bag. The upstairs apartment sheets had a large area of orange/red spotted stains on them. We washed them again to see if it would come out but it didn’t. There were two door knobs broken. One was the downstairs bathroom, which we fixed. The other was the door that exited to the beach side.
We did contact BeachHouseFL to let them know all of the issues while we were there. They were prompt and friendly in responding and asked if they could bring us clean sheets. We were checking out the next morning so told them not to worry about it. Karol asked for pictures of everything, which I sent. After that, no response to messages. Overall the place is beautiful but too pricey to have all these issues!

Celebrating 50 years of marriage with our wonderful family. They said it was the best ever. Perfect old Florida home with enough space for everyone’s privacy. Yards from Gulf. Kids could run straight from house to the water. Patio for drinks in the evening watching sun set. AC after hurricane Ian was a problem dealt with immediately by management. Superb all round.

We brought our kids and grandchild down for 12 days of sun. While the house is older it is generally well maintained and very clean. Any issues we brought up to the manager were taken care of right away. Having direct access to the beach out the front door was great, as were the awesome sunset every evening.

The house with the guest house was perfect to enjoy family time together, large enough that we could enjoy our own space when we wanted to be alone. Kitchen to make our family meals with plenty of food choices within walking distance. Our private access to the beach. Can’t wait to go on our next vacation and stay here again.

I love this house. We've stayed once before a couple of years ago and we will stay again in the future. Things that I'd address:
1. Although the house was clean overall, I do think that it needs a "deep cleaning". The bathrooms upstairs had hair from a previous guest and there was a lot of dust under furniture.
2. The check-in/check-out instructions need to be updated. Check-in stated that the key would be in the lockbox and wasn't (doors were left unlocked) and the number to maintenance next door was no longer in service. The coffee pot in the upstairs apartment wasn't working.
3. The neighbor next door is going to be a problem for more "rambunctious" guests. She is VERY nosy. Borderline harassing.
4. There were a few very small ants spotted in the kitchen of the main house and more in the upstairs apartment.

Overall, I'd say the main thing is that the house just really needs a good, thorough, deep-cleaning.

Our Coquina Villa experience was incredible. Our family of seven was attending a family funeral. Everything about Coquina Villas uplifted our spirits and allowed us space to visit, reflect, and rest. The location was quiet and serene, with ocean waters steps away from the front porch, yet easily accessible to shopping, restaurants, and local attractions. The house was so clean and inviting – a home away from home – allowing for multiple places to read, eat together (picture a table for 10), play games, visit on the outside patio, or just roam on the beach. Our family will always remember our stay as a joyous experience that lifted our spirits at a sad time. We will return in the future and have already recommended Coquina to friends visiting Florida.

Everything was ideal. The house was roomy and accommodating for my family. We would rent again with no hesitation.

Overall, very good. Unfortunately red tide ruined the beach experience but not a fault of the property or owners.

Great property in a fantastic location. We stayed in both villas which was very comfortable for our party of 9. Just a few seconds walk and you are on the beach. The beach was beautiful, almost private with just a few other people around. The house had charm and personality you only find in older houses. It has all the amenities you will need, a full-size refrigerator, dishwasher, washer/dryer,etc. Great location, you can walk to restaurants/bars, CVS, and convenience stores. The management team was very responsive, you contact them and they respond in minutes. There is a high possibility that we will be staying at this property again in the future.

We had our wedding here 3 years ago and we wanted to celebrate our 3 year anniversary by revisiting the house for the week. This home and location and never disappoints!

Stayed in beautiful Indian Rocks beach at the Coquina Beach front villas! Everything as advertised, Very Historic property and homely feeling as well, could use a little updating and rearranging but couldn't they all! Our family really enjoyed this beautiful home!!

This property is ideal for a family getaway - our adult children had privacy in the separate units; our grandchildren loved the beach accessibility! The large dining table is great for meals and games. Overall just love this property.

We had a great visit to Coquina Beachfront Villas! The house is older and quaint but also has all the modern conveniences and plenty of room for our large family! The highlight was the front porch with amazing views, but it was also great to be able to seat 10 at the dining table and have access to every tool possible in the kitchen! Beds were comfortable with nice linens, towels were provided - we only have great things to say! We can't wait to go back!

Nice large old house, open layout, large patio, neat detached 2 bedroom small house. Easy walk to 4 or 5 restaurants, ice cream, and a drugstore.

Coquina house is amazing! Couldn't have asked for a better selection for out wedding and reception! A big thank you to both Simple Weddings and Beachouse FL for making it all happen without a hitch. Also rented another beachouse nearby and everything was great as well! We highly recommend both companies to anyone planning a wedding!

We rented both villas for our daughter's small beach wedding. The homes were well kept, clean, and a beautiful location for our event. We loved the "old farmhouse" feel of the main home. Wonderful experience; would definitely recommend.

We were delighted to stay in an older Florida residence which was yards from the Gulf of Mexico. The main bedroom was so spacious and had one of the most comfortable beds we ever had. All the fittings were excellent. The kids loved the spaciousness. We considered it a privilege to stay here and the rental price was very competitive.

Everything was great. The only issue was the cleaning lady didn’t think anyone was renting the house the day we arrived so the cleaning was not done until after 7pm.

We rented here for my son's graduation from Eckerd College. The home easily housed my family and relatives. We bring kitchen goods with us because rentals notoriously lack kitchen goods - not this home! We had everything we needed. The rooms were comfortable and the view is amazing. Very accessible food, shopping, bus, museums and botanic gardens.

Enjoyed Christmas this year on the beach in Indian Rocks. This beach house has a great location and old world charm. Aside from needing a few minor maintenance updates, this house has a great set up and ambiance. It's close to the neighbors but the setting provides tons of privacy. Loved our time there. The sunsets are absolutely amazing and you are literally 20 steps over the dune and on the beach! Your search ends here. Book it.

I would highly recommend this property to others - actually I already have! We felt at home the first day of our say. Loved that the owner kept the beautiful hardwoods of an older home while making the house comfortable, roomy and up to date. Just steps from the beach, the property is located walking distance from shops and restaurants. The back deck and patio provided beautiful views of the beach and sunsets. The 2 studio suites in the 2nd building on the property provided a comfortable space for my two older grandkids who did not want to get up early like the 4 younger grandkids who slept in the main house. It was ideal for our family of 11 ranging in age from 3 - 70! We plan to return!

Upon arrival, we knew we had the right house for us. In our group of family and friends of eleven, the space and place was exactly what we had hoped for. The charm of the house was what was so unexpected. We immediately felt relaxed and comfortable. Our days ahead were filled with wedding parties, rehearsals and the wedding itself on Sand Key and Coquina Villa provided the perfect place to come home to.

It is perfect for a small wedding and reception. We love Indian Rocks Beach because it is a small beach town without all the hustle and bustle of a big town. Very laid back.

The home, location, and convenience of everything we needed was by far our best stay in Florida yet. The home was well equipped and grounds of the property was beautifully maintained. Private access to the beach was only steps away as well as being only a couple of blocks to restaurants.

A terrific beach vacation spot. This is a beautiful old house with lots of room for my large family. We had a terrific time. The location is wonderful, being right on the beach, but also being close to places to eat and a grocery store. Renting Kayaks from the rental agency also worked out great.

This rental experience was super easy and stressless. The house was amazingly beautiful!! Indian Rocks Beach is the best beach to visit if you want peace and quiet.

House is in the perfect location and is very well designed and maintained. Staff are very friendly and helpful. Had a wonderfull time.

Met my wife, 6 girls, son in law, and 3 grandkids to enjoy the wonderful location of a nice quiet Beach. Temperatures were 88-91 each day with high humidity and AC units didnt disappoint. Walk out the back door and steps to the sand and ability to set out your chairs right by the water. Very nice team that takes care of any issues.

The location of house was fantastic. We had a plumbing issue in the guest house and it was fixed right away. We had several adult couples, and I think this would be better suited to one couple with children. The beds were not comfortable. There was very little privacy in the rooms of the main house. This is probably due to the age of the house, which in all other respects gave the house charm, so it was a double edged sword.

The house is within walking distance to restaurants, and steps from the beach. We had a good time and planning to come back. Everything was in great condition, with a couple of minor points.The dishwasher door makes a lot of noise when opening/closing, and dishes are not super clean at the cycle end. Also, the gas grill was dirty from previous use.

Exceeded my expectations. House was very clean and in great shape with everything working properly. The shading that the the 2 large trees give the patio area is perfect to relax and escape the sun when needed. Another perfect item was the large dining room table that with adding the bar stools can easily fit 10 people around it. I very much look forward to returning and am planning our next stay as I write this. The only suggestion I would make is to please invest in a bigger (much bigger) propane bbq grill - the current grill is way too small to accommodate grilling lunch/dinner for 8+ people.

This trip was a guys weekend to get away and this house was great. We had plenty of space to sleep 11 people and the ability to walk right out to the beach was ideal. The house is in great shape and having all the bedrooms on the second floor helped to define the spaces. It was a short 5 min drive to main shopping and eating areas.

Home was as described and pictures were accurate. Large spacious home was very comfortable and ideal for our company retreat. Wonderful well stocked kitchen. Beautiful outdoor patio overlooks the ocean and while right on the beach was sheltered enough to allow for our privacy. Very peaceful in the evening and perfect for breakfast by the sea. Just a short walk to several local restaurants and ice cream shop! Highly recommended for family vacations and getaways.

Wow, we had a family birthday celebration for my father in Laws 80th birthday, with family coming in from all over the country. When we arrived Grace who meet us at the house was amazing, she let us put our bags in a little early which was a lot of help and much appreciated. We used both Villa's and the house was perfect for our 12 people. The view amazing. Plenty of room to spread out although we spent much of our time on the back patio. With no question, we will be back. Alan, was also very professional.

Located a few steps from the beach, this magnificent home is well-kept, exceptionally clean, and beautifully decorated. The kitchen is fully stocked. There are plenty of seating areas inside and outside for meals and socializing. The deck is warm and inviting, with a large table for sitting and a couch for lounging. Beach towels are provided. The owner was very accommodating in allowing a late checkout time. There are several restaurants within walking distance of the home. The only disappointment was the available beds. The listing shows two twin beds in the smaller home. However, upon arrival, we discovered a full size bed instead of twin beds. People in our group of 12 did not want to share a full size bed, therefore one person had to sleep on the couch. One of the rooms in the bigger house also has a full size bed (as advertised). Just be aware that when it says the home sleeps 12, this means four people will be sharing two full-size beds.

This home is perfect. It is comfortable as well as old style Florida. I am sure the history is rich in this home as you can see the years in the flooring (a good thing).

We had originally booked a different house through another company and they cancelled 30 days before arrival-thongs really do happen for a reason!!!
Everything about the property was so great- location, number of beds, new living and dining room furnature, beach. Our family had the best time celebrating a 60th together. We will definitely be back!
My ONLY suggestion is to add a Kuerig to the main house kitchen. We had trouble with the coffee maker not shutting off even if you said 1-4 cups? We wasted a lot of good coffee otherwise it had everything we could have asked for!

We came to Indian Rocks Beach and had a great experience. The house was in great condition and was perfect right on the beach.

We absolutely loved this house and the location. We rented both units; the main house and the separate duplex. The main house is just wonderful. It is an older home that has very appropriately maintained the character and charm of the original design, complemented by very nice modern updates. The main house has 3 bedrooms all upstairs. The master bedroom is huge with a very comfortable bed and large sitting area with couch and TV. One of the other guest rooms has a full bed and the other room has two twin beds. There is one bathroom upstairs (no ensuite for the master).

The kitchen and dining area is really the centerpiece. It is beautiful and everything you could possibly need is available. There are also two sitting areas and a large TV. There is a full washer and dryer off the kitchen and another bathroom just off the front entrance. All of the linens, appliances, kitchenware, games, beach towels, etc. that you could possibly need are available.

We spent most of our time on the back patio area. There is a nice 6 seat table and futon/lounge on the back porch, as well as multiple other patio chairs. The house overlooks sand dunes, which does obscure the view of the beach, but it's a very short walk to get to the beautiful sand. The house has other properties on both sides, but we never had any issue with privacy or noise.

The bottom unit in the duplex is certainly the nicest of the two. The upstairs unit is very simple and slightly dated, but is fully self-sufficient. Both units have an open area with a bed, kitchenette and separate bathroom. Neither match the quality of the main house, but they were still very sufficient for our guests.

The property was very clean and everything was in very good working order. I received very prompt and efficient service through .

There are a few restaurants within walking distance, and everything else is within a short drive. The location worked perfectly f

We chose this beautiful home for our wedding weekend! The home was the perfect venue for our small family wedding and reception (30 people). I felt comfortable having the the inside as an option had the weather not cooperated. I hope to use this home again as a family and friends vacation! I highly recommend this home to anyone!

What a lovely place! This old beach cottage has been lovingly updated to include all of todays creature comforts. But you can still see and feel a connection to its past days (in a good way). The kitchen was surprisingly well stocked for a rental including good knives!! And since of most of us flew in, it was great to have beach chairs and lots of beach towels for us to use.

Special highlights for our group include the chair filled patio where morning coffee was sipped; the big back porch where afternoon naps were taken; the large dining tables (inside and out) where delicious meals were shared and games were played; and the well-stocked kitchen that is always the center of everything!

The only problem we had was the air conditioning in the upstairs unit in the back. It was not working properly and the room was quite musty. We did call about this, and someone did come out but it never quite got corrected. We just moved those folks into the big house and went on with our great weekend.

The location could not have been better! My group would have liked a pool or hot tub, but this is perfect for beach lovers. The home was beautiful.

Really unique and pleasant older house right on the beach. Very spacious and very, very well equipped with lots of extra small amenities, particularly in the kitchen.

The layout is a bit odd, two of the bedrooms are in a detached building with separate exterior entrances. These bedrooms are great for couples but weren't the best for kids.

Overall we enjoyed this place very much.

We came for a long weekend with 10 people. The house was even better than we expected and the location is spectacular. Everything was great! We would love to come back and would recommend to anyone who asked.

We didn't have the best weather but the charm of this property overshadowed the cooler temps. We would stay here a thousand times over and I recommend it to anyone looking for a family rental. The view is amazing and the owners have the house fully stocked with linens and kitchen supplies.

There's enough space for everyone inside and a long walk on a beautiful beach, if you want to get away! If you want restaurants or a drug store, they are close by--walking distance. A Publix grocery store is two miles away.

Overall we had agreat time - the beach access was great - the large house was great. The only issue was the upstairs room in the small house. there were two diferent size mattresses and frames making difficult to put the beds togeteher.

Well maintained house right on the beach. Everything you could need is provided. We went with our extended family during the summer. The only down side to the property was the bathroom in the 2nd house on the top floor. Its only a two piece - shower and toilet. The kitchen sink doubled as the bathroom sink which was a little awkward.

We loved every piece of Coquina! We had our wedding on the beach with our immediate family. Everyone enjoyed the access to the beach, the back patio, the layout of the house. The house had such character and was very comfy. The house was within walking distance to a few restaurants and ice cream shop. My husband and I loved our week long stay and hope to return.

Clean, spacious, with great gear for baby, for beach, and in the kitchen. A women came up to us on the beach, asking if we were staying here. She was considering it for her upcoming wedding. We gave her an unqualified 'YES'.

What can I say about this is perfect! An amazingly quaint, traditional beach house with a granny annex. It is perfectly placed on a beautiful beach with good places to eat and drink within walking distance and a choice of supermarkets only a couple of minutes away by car.

Beautiful, well-appointed, well-kept home in the perfect location - steps from the beach. It had everything we needed for cooking and lounging - and location was close enough to enjoy kayaking among the mangroves in Gulfport and the St Pete's farmers market. House problems/questions were resolved quickly. We had family come from all over the East Coast and we had a wonderful time -- thanks!

This house was absolutely perfect for us. It was not fancy or stuffy in any way. If you are looking to kick off your shoes, and relax for a week then this is THE place. We stayed there with my immediate family (10 people, including kids). We all had plenty of space, and nobody felt claustrophobic. It is an older house so the closet space is very small and there was not too much space to unpack our clothes. I could not find it in myself to care about that. The kitchen was stocked. The location is unbeatable. The property is maintained very well. It was a wonderful week, and we plan on returning.
The only negatives were my kids got a little bored. Seven days relaxing on the beach got to be a bit too much for them (I know, I know). Plus, and this really isn't that bad, there is a next door neighbor who tends to be a bit of a busy-body. She means well I am sure, but being told what to do (or not to do) while on the beach can be slightly irritating. If I were the property owner, I would want a neighbor like that though, so, again, I couldn't find it in myself to really get annoyed at her.
