Can you rent for less than a week?
Different houses have different rules and zoning. So, each house is different. However, during March and April, we typically do not allow anything except Saturday to Saturday rentals unless of course the house is required to rent as a 30 day or 14 day minimum and then it is a longer requirement. During the rest of the year, we do allow shorter stays in the homes that are zoned tourist and allowed to rent weekly or shorter.
Are rates negotiable?
It can't hurt to ask, right? Typically though, the rates are not negotiable until the houses are vacant and it is less than 6 weeks from that date. If you are staying longer than 7 nights, there is a discount for additional weeks for the homes that are rented on a weekly or shorter basis.
Can we check out late or check in early ?
Check in is at 4 pm and check out is promptly at 10 am. We will never promise that we can alter this unless you pay for additional time in advance. If you fail to leave at 10 am and we need to get into the house to clean, the contract says we are allowed to charge $200 per hour that you delay us getting into the house. We do like to try to accommodate our guest though. So, please be sure to let us know your approximate arrival times so that we can clean the houses in an order that makes the most sense. The ultimate decision about when the house is ready for occupancy is controlled by our housekeeping staff who will gladly call you when the house is ready for you if you provide a mobile number. Please do not show up early to the house even to just drop off bags or use the restroom. We will not allow your party to do so as it will slow down the cleaning teams and force other guests to be delayed in checking in. Thank you for your cooperation and understand.
Are we allowed to invite guests over to the house ?
You must let us know how many people will be occupying the house. Parties and gatherings are not permitted above the contracted number of guests you put in the reservation form. We strongly suggest that you discuss your plans honestly with us to avoid misuse of the house, breaking codes and ultimately risking expulsion without refund as stated in the reservation agreement. We are flexible with some of the houses as long as our guests are courteous enough to share their plans with us. If your plans are not compatible with the house codes and zoning laws, we will help you make the correct decision about which house to reserve to ensure you have the best possible experience.
How do get into the house and get the key?
Most of our houses have a keyless entry system. Once your reservation is paid in full and we have received your security deposit (refundable), you are given the code to enter the house. It is suggested that you mail your refundable security deposit with your final payment so you are not waiting outside for someone to come let you in and pick up the deposit. No one is allowed entry into the houses without providing the deposit prior to entry. The information for entry and contact phone numbers will be included in the final e-mail you receive from us once your balance is paid in full. This e-mail is call "the welcome package". Please read THE ENTIRE DOCUMENT AND PRINT IT OUT AND BRING IT WITH YOU AS IT CONTAINS CRUCIAL INFORMATION.
What is provided and what do we need to bring?
Renting a house is different than staying at hotel chain. Each house is a little different but in general, no consumable items are in the house. Pretend like you have been out of town for several months and your own house is empty. You typically will need to purchase anything that is consumed or used up. Each bathroom usually has a roll of paper and some hand soap so you can use the restroom when you come in from the road. Bed linens and bath linens are also in the houses. If you need baby items like monitors and plug covers, portable cribs, high chairs and strollers, we can provide them if you ask in advance at no extra charge. We do not provide things that get taken off the property and get lost easily like big expensive beach towels and the cheap aluminum chairs to take to the beach. We also do not provide sand toys. They are too difficult to keep up with. If the family before you leaves some decent looking items, we will not throw them away until they begin to wear. There is a drug store up the street if you need these types of items. There is also a gourmet grocery near the Clearwater Beach houses that will deliver. The information for the groceries will be included in the final e-mail you receive from us once your balance is paid in full. This e-mail is call "the welcome package".
Can we pay by credit card for the balance & refundable damage deposit?
We do not hold houses without payment of the non-refundable downpayment. You may make this small first non-refundable payment via credit card so you do not have to wait for us to receive a check in the mail before you can make your other travel arrangements. HOWEVER, FINAL PAYMENTS AND SECURITY DEPOSITS CANNOT BE MADE VIA CREDIT CARD. TYPICALLY THEY ARE MADE 45 DAYS IN ADVANCE OF ARRIVAL DATE AND ON A PERSONAL OR CORPORATE USA BANK CHECK. You cannot pay balances with a credit card. The credit card company does not allow us to do so since we never touch your card and we never receive an actual original signature. If you are out of the country, you may need to pay via bank wire 45 days in advance of stay for the the balance.
